I love a good Facebook Group, I’m a member of several that focus on everything from health/fitness to books to low-carb recipes to, of course, real estate. I love the exchange of ideas and the sharing of questions and answers within the group.
Recently I saw a question posted or you might better call it a rant that said this:
I spent about 3 weeks showing houses to a single female buyer. We seemed to get along well and I showed her 9 houses. She fell in love with one and I asked if she was ready to make an offer. She wanted to speak to her father and a friend about it first. Then SILENCE. She didn’t return my calls or texts. I watched for activity on the homes I’d shown her and sure enough, the one she’d fallen in love with went under contract. “My buyer” purchased it through another agent. I found out that agent was a friend who only worked part time in real estate and hadn’t had time to show her property. She’d basically used me to open doors, presumably with the intention of using her friend all along. I did take it to the commission and won half the commission but still – I’m SICK of this!
Now first, raise your hand if you’ve ever had anything like that happen to you. I know I have! Not always the same situation but a buyer you were showing houses to and they end up buying from an open house, new construction, a FSBO, etc. Right? Yeah, it’s happened to most of us.
And that was reflected in the comments in the Group (btw – this was not in the Strategic Agent Facebook group). People said things like ‘yeah, buyers are liars‘ and ‘should have gotten buyer agency‘ and the like. But aside from getting a signed buyer agency agreement (and yes, that’s a little different in every state) there weren’t any constructive comments on how to keep this from happening.
